12 year old gas furnace

What is the best way to ensure that the 12 year old gas furnace will not start a fire or emit carbon monoxide? I do not want to ask a technician to inspect due to the cost.

To save on the cost, I will try a no: of DIY tasks.

No one has ever inspected the gas furnace since the builder had installed the gas furnace 12 years ago.

What is the average life span of the typical gas furnace for a 2 level house?

If your worried about the carbon monoxide on a 12 year old furnace you need to get it serviced by a tech. If your furnace is 12 years old your now living on borrowed time as most furnaces will need replacing after about 10years.

Gas pressure test

Check the venting, not only for the furnace for all Gas appliance in your home.

Like you said you don't wants to call the Gas tech, because of the cost

Then don't know what is the other answer?

The best way is to have it cleaned and inspected every year. Just so you know, any oil,gas, or propane furnace has to be serviced and inspected yearly. If its not it will void warranties and insurances, including life insurance.

Hopefully it never starts a fire as there are multiple safety controls within your furnace to prevent that. Easiest ways are to make sure all your registers remain open as well as your return air grilles. Keep a clean filter and have the ducts clean periodically. A builders model furnace normally lasts in between 10-15 years. Most of the time closer to 10 years. If the heat exchanger doesn't crack, then the gaskets deteriorate or the secondary heat exchangers become plugged and rust away. Also, keep working carbon monoxide detectors on every floor of your home including around the mechanical room.

Hi this is Saftey issue question and we don't reccomend or advice any thing to be done by home owner himself or herself

This needs proper safety check up and inspection on the unit and cost shouldn't be compromised when it comes to safety

We strongly reccomend you hire a professional certified gas technician to come by and to proper service for you .

You should have inspected by a licensed contractor every year to ensure safe operation. Especially when the age of the equipment starts to get up there. Look at this way - you wouldn't go 12 years without changing the oil in your car because the end result would be a blown engine. Furnaces are no different. They need maintenance done to them by a qualified technician just like you car. I recommend Carbon Monoxide detectors installed in your house as well...if you don't already have them. Hope everything works out for you.

OK the only DIY task you can safely perform is replacement of the filter. Look Co2 emission is not easily detected and you may create a problem that does not exist. We use professionals in every aspect of our builds especially HVAC. Contact Enbridge they are fair.

Hello, the only real DIY you can do yourself is change the filter, I know your worried about cost to have a tech come in and service the unit, but you really should have it cleaned and maintained every year and have a tech check for carbon monoxide and preform a combustion analysis to determine how well the furnace is running, it's well worth the small investment.

You can eliminate most of the Carbon monoxide risk if you install Carbon Monoxide detectors in every floor ideally. Remember, Carbon monoxide is lighter than air and will puddle high up first. Detectors with digital reading are better than ones without Liquid Crystal Display. Inspecting the safteties can be done by a licensed gas fitter, who should ensure proper and efficient operation. Lifetime of furnaces usually exceed 15 years and may reach up to 20 years.
