24x24garage build

My garage is really close to my property line so I have to build a garage with no overhangs on the two sides closest to my property line. Can anyone show me what a garage like this will look like?? A few have said it is very ugly ..and also does not alow for enough ventilation. Can some one help me with this.
My building code says 25% up and 75 % down or vise versa ..with regards to ventilate.
Can anyone help me with this?

Why is it so close to the property line, was a permit pulled when it was built?

No what happeend was my lot is pie shaped 33' wide at the front 38 at the back the length is 130'.
So they origionally told me i could only buils a 20x20 i freaked ..lol i need not only room to work on our cars if need be and park them i also wouldl ike a small work bench and stuff ..so i got an approvale for an easment ...with these condition no overhand on the walls closest to the property line ..and those walls had to be fire rated with a minimum 45mins fireboard ....so yea.
I have my pad and pony wall poured now so i need help with my no overhang walls i have no idea how to do this i am looking for someone who really knows this stuff and has done it a few times before !!
