Our home in Scarborough is a detached 2 story brick home. The home is 20' wide x 30' long Large lot. 40' x 170' A finished basement.
We would like to build a 3 story addition on the back and side, we have not had plans or permits done, but roughly we figure the following dimensions. (A Large addition)
Basement - 430 SQF Unfinished single large room connected to existing basement.
Possibly an external staircase at the side
Ground: 210 SQF Garage, 430 SQF Family room, powder room, mud room.
Second Floor - 475 SQF - Large Master suite, Walk in Closet, Ensuite.

- What's the 'shell' cost, the excavation, framing, roofing, before we get to fixtures and flooring selection
