I would like to be extend my dinning room into the deck within my backyard and create a bedroom for my elderly parents. What are the procedures to do this and what would be the approximate cost. I have a big deck and this has to be demolished for the new room and and possibly a washroom. My house is 2011 built in SE Edmonton. Really appreciate your input
You will need to start with a contractor, engineer & architect. You will need to come up with plans & get city approval before starting anything. Plan for between $250-$350/sq ft for the structure.
I would recommend getting an engineer. Once plans are completed and permits are pulled the first step of construction would be taking down existing deck. I would recommend pouringa grade beam/ backfilling/ installing insallation board and tying it in with existing foundation- $150 a f/t then start framing exterior/ interior walls $ 8 L/ft after framing( rafters/ walls are tied in you can start electrical wiring and installating wall installation then start installing interior finishes (drywall, flooring, etc) before you start any of this you need to make sure your furnace is capable of heat the extra space.
Your looking at about 400$/sq/ft start to finish aswell
First thing is to ensure there wont be any hiccups in getting development approval. If your proposed addition meets development regulations the next step of getting a building permit should be easy.
Development regulations stipulate how far a house can extend towards the back of the property and what percentage of lot coverage is permitted.
If it doesn't comply with zoning bylaws getting approval may require your neighbors approval or the application could be outright rejected.
You could review your proposed addition with a development officer yourself at no cost and without any need to involve a designer if you know exactly what you want.
