Adding a two story addition including basement

Considering adding an extra ~400 square ft per floor (~1200 total) onto the back of our two story home. The house was built in 2009. There would be no plumbing required as it is just living space on the main and bedrooms up and down.

My question is what is a a rough cost per square foot (high and low end)?

The basement is not a walkout.

There are a multitude of details that will effect the price. So please be aware that site unseen this is "ballpark".

You are looking at anywhere from 180,000.00 to 210,000.00.

This would include repair from excavation equipment etc.

It depends where you live as well. And what the rate if for all of the trades required. from the excavation company to the painters.

I know that in my area, you are looking in the 200,000.00 to 210,000.00 range.

Ballpark is about $150 - $250 per sqft.

For budget purposes only, we generally use about $150-200 per square foot which would included all construction costs. There are various factors which will affect the budget such as access, finishes etc. However as a starting point, this will give you a good idea of how much you need to budget before you get started.
