Hi there,
From the KW area, have an older home (50s/60s build). I am currently looking at adding a garage to the side of the house with a new bedroom above. Roughly 220sqft.
Ive tried looking on City's website re: bylaws but I cant find/understand what I'm looking for.
Are there any restrictions I should be concerned about? Am I good as long as I stay 2ft from neighbours PL?
What's a typical cost per sqft?
Any "key words" to use in search to find better info on City site?
Appreciate any feed back!
Your first step is to take your property survey to your local zoning-building department at city hall. They can tell you what the regulations are for your area of town or city.
Cost to build a home addition vary from $250 per square foot on the cheapest end to $500 / sq. ft. or even more for custom top notch work. Accurate estimated can be provided only after analyzing architectural drawings with all technical details, calculating number of man-hours for completing the project and determining the total expenses for materials, fixtures and finishing products.
Committee of Adjustment will cost $ 1,500 if you are closer than 6 ft. to the property side line and apply for a variance.
Scrolling through here is a good start. Before having more than a general conversation with the city with regards to the size of your addition.
