Planning to get basement finished. I have 3 basement windows but they're those tiny builder grade windows. I'm going to have a large living room area but no bedrooms. By code do I need to get larger egress windows in the basement to pass an inspection?
I'm located in Hamilton ontario.
If its just a open concept basement those windows should pass in ontario. How old is the home?
If it's a large family room with separate furnace room etc. You will be fine. If you build a bedroom in the basement, then you need an egress window.
The cold in Alberta is egress window four bedrooms and I believe in Cheerios the same. All you need to do is call your municipality or City Hall and they will tell you what the code is concerning egress windows. I recommend if it's your basement you have at least one egress window it's only common sense to have an Escape Route in every basement. Jeff
To get the exact sizes for the windows an engineer or architect can ran some calculations based on the sizes of the space / rooms and let you know. As far as you need to go with inspections that's mean you need to get some drawings and to be submitted to the city and the window sizes is part of this process.
