Quotes requested for finishing a basement which is a total size of 1500 sq ft & turning it into 2 apartments.
Each apartment will have:
- 1 bedroom each
- a separate kitchen,
- a separate living room
- a separate 3 pc bathroom
Please provide a ballpark estimate for materials & labour for:
- Framing (including strengthening framing for existing laundry room)
- Porcelain tiling (throughout entire basement)
- Electrical (including rerouting). Pot lights please
- Bathroom and kitchen fixtures
- Cutting into one basement wall to create an extra window
Legally in Alberta you only are allowed to have 1 secondary suite I guess you don't want to have permit pull out that means you are fully liable for fire or other hazard events happening in the future no reliable contractor will put his name in harms way.

You would first have to get a buiding permit and should check with local governing authorities to see if they will allow you to have three dwelling units in one residence.Then you must comply with part three and nine of the building code.Fire rating ,egress etc.You should hire a proper qualified designer registered with the Ministry of Housing to help with your permits.
Or an Architect.Then you can cost it out.
As someone mentioned it would not be legal. There are good ways of doing it and have planned in such a way that though it's not legal with permit but have surpass all requirements and it can be approved any time ( it should match height requirements and second means of egrese) Rest all is construction material to choose.

When code changed from single family dwelling to multiple family dwelling, didn't stipulate two family dwelling or double family dwelling. Building code and fire code needs to be followed and most contractor who are building basement apartments know what they are. The price for building those two units is between $35 to $45 dollars per sq.ft.
After going to the city with engineering drawings and adding at this point guessed at prices in addition to three separate walkouts from the basement. One of which for each rental unit. you are looking at about 140000,00. This is a proper build. Now work out what the rent will return in the area you have in mind and decide if it makes sense.
