Basement moisture

I am planning to cover up my basement wall but recently I found that there is a moisture inside the moisture barrier, there is no crack on the wall and dehumidifier is running, I did check the slope outside and put 3/4 down limestine,what should I check?

Hi Luther

It is possible that your fench drain is blocked and the water is trapped against your foundation or around the footing. It could be a good idea to contact your local foundation repair company and get some options.

Hi Luther,

You say moisture barrier, do you mean the plastic lined rolled insulation? Or, what is the moisture barrier made of? If you could post pictures, that would help a lot.

If you have an unfinished basement with the poly-insulation wrap around the foundation walls and there's moisture inside that then it is not breathing and you've got condensation build up.

If you have no cracking and therefore no external leaking, condensation is really the only explanation.

Could be a possible water line leak (again could be condensation off a cold water line)?

Either way, if you're closing in your basement any insulation you have directly against the wall must come down first before you close it in, and Typar (house wrap - breathable, but waterproof) has to go up. Then you can build your walls and insulate them as normal.

Hi.

You should check plumbing around that area for main floor, if there is window in basement check around window.

If you have downspout near that try to keep water away.

Sometimes it happens because of condensation.

How old is your house I wonder if the concrete from your foundation is cured

Are there any pipes that could condensate or leak inside the insulation

How tight is the vapour barrier

it is built 1988, last winter I am getting frost on the same spot,

i try pulling 1 layer of roxul , the inner layer is dry, it was the layer facing the vapour barrier who is wet,

(there is 2 layers of r 14 roxul)

was it safe to cover it, after drying the wet insulation?
