Basement wall (foundation) leak

HI,

We recently purchased a house, (house is 10 years old) and noticed that the basement has a leak , waster is coming in through a nail from a hilti gun. The nail head is imbedded 1/4 inch in the concrete wall, there is a crack the runs up the wall and down to the floor from this nail.

the water ingress is 1/2 cup of water on a rainy day.

we had to remove the black moisture barrier to expose all the crack in the concrete.

Is there a fix to this issue? is a nail in concrete wall a bad practice? because we have lots in our foundation walls. (doesn't seem like it is although)

Hi

The nail is most likely a form tie (spaces the forms apart)and it wasn't water proofed from the outside before back fill. The crack can be caused from a number of reasons, probably foundation settling. Should be fixed from outside but can be epoxy injected from the inside for less cost and works almost as well.

I would also look at your purchase agreement the seller may have lied (ie: no water in the basement) if that's the case they may have to pay for the repair (lawyer)

I would recommend you call crack master I have them seal all my Foundation leaks big and small they guarantee it for life and they're very reasonable. Hope this helps you out Jeff
