I am looking to do the following and am curious of costs: tear down an existing garage that is attached to a house and has a steep driveway. Level the driveway with the road which would be about 10 feet down. Then build a new two car garage at road level with two bedrooms and a bathroom on top at the original house level to expand the main floor. Please consider the necessary retaining wall.

Hello Christine,

In your case which I understood you want to demolish the garage and construct new with level street .

You have two options either you use less than 4 ' footing and put insulation below or Regular footing according to how deep it is,for retaining wall are your property very close to your neighbour property? About bedroom up no problem you can do that with weather and tight fitting for the ceiling.

Thanks Leo. The current driveway is about 15 feet from the neighbours, but most of that 15 feet belongs to me. What sort of cost am I looking at?
