We are looking to perhaps purchase a fixer upper. But the current tenants, of 8 years, have cats and have basically trashed the place. The odour inside smells of garbage, BO, and cat urine/feces. The seller is telling me that the smells will subside after they move and clean. I think the drywall and floors will need to be replaced.
Am I right?
We have renovated homes such as the one you are describing/similar situation.
Flooring we always replaced and depending on tne level of smell and contamination, we also remove part of the subfloor.
As far as drywall ,sometines it can remain, unless the urine has Pentwater into it.
But usually is partial replacement of drywall on some areas,which is not a major issue.
The smells will subside and eventually go away with proper removal of all affected areas and a lot of ventilation.
We have worked on several renovations projects that sound similar. The "aroma" does lessen but to a sensitive nose, there is always something to detect. The last project had dogs, which urinated both on the main floor and in the basement. The drywall absorbs the smell and just was easier to replace than trying to wash and mask the smell. the concrete floor just had to be scrubbed and it seemed to do the trick. Upstairs, carper and underlay had to be replaced. Sorry, but there is no easy way to get rid of the smell, plus, you want it to be safe.
