I'm considering purchasing a lot with a nasty old mobile home on it. I really don't want it, i'm Just sick of looking at it. Mobile home will go ASAP. In the future, I may want to put something there. Can I use the permenant mobile home foundation to build a small dwelling?
It is unlikely your municipality would permit you to use the mobile home slab foundation for a house for a couple of reasons:
1. The only place in the Code where slabs are permitted as a foundation without engineering is when used for a typical 2-car detached garage (maximum 55 m2 in area). 2. With the recent introduction of Energy Codes it would be necessary to insulate beneath the slab. The required insulation value depends on the degree days of your location. You can Google 'Energy Codes' to learn more about the subject and to see the specific requirements for your location.
It really depends on how well it was built. Did they dig down four feet to be below the frost line? Why limit yourself to the existing floor plan anyway? If it is just block and not 4' deep I would smash or dismantle it and start fresh. If it is silid and deep you could incorporate it into your new plans and add to it, or use it for an accessory building.
