I hired a contractor to do some rennovations at my house. Midway through the contract, he had an unrelated accident and so he's unable to work for some time.
I have talked to him and he's willing to cancel the contract midway and hence I'll need to find someone new to finish the work.
What should I put on a closing contract so that I'm covered and so that he can't put a lein against the house? Any specifics like paid in full etc to be included in the language?

Other than that, just get the agreement in writing with all the details. Each page and document should be signed by both parties.

You should state the reason for the cancelled contract in the termination agreement. It's best to state the "contractor is unable to complete the balance of the project" or at least its a "mutual termination". The project will have to be "squared up", basically any payments given equates to the completed work and/or materials purchased.

As long as you both agreed upon whatever you will mention in the termination document and you both sign it that will be good. You could also add that he got paid in full up to the current stage at the date of termination or anything that you think that will make you feel more comfortable. Thanks!
