Can I convert my basement cold room into a bedroom?

Yes you can! A professional contractor will seal the floor; insulate and seal ventilation holes (from the inside and outside); and insulate the outer concrete walls (with closed pore styrofoam blocks or spray foam insulation).

After insulation, you will need a vapour barrier between the outside concrete and the inside space. The importance of installing the vapour barrier properly cannot be overstated! That's why you should always stick to professionals.

Once the room is wrapped properly, drywall can be installed and the rest of the work can proceed as with any regular renovation. Keep in mind that if your basement has a history of being humid, you need to implement some sort of moisture control measures, such as using a dehumidifier.

Any area of a home can be converted as long as you do it right.

How big is the space as typically these a no wider than 6 feet?

There are a number of Code factors to consider, including:

you will need minimum 2.1 m ceiling height over a minimum area of 3.5 m,

you will need an egress window with an unobstructed opening of .35 m2 in area with no dimension less than 380 mm,

the sum of all glazed openings in the exposing building face need to comply with Table 9.10.15.4. (no openings are permitted if limiting distance is less than 1.2 m),

if it is necessary to cut a window opening in a concrete wall some analysis is required as described in 9.15. of the Code (total of all openings should not exceed 25% of the linear wall measurement),

heating and mechanical ventilation need to satisfy Code requirements,

foundation insulation needs to be minimum R-20 to satisfy new Energy Codes,

vapor barrier and interior wall and ceiling finishes need to meet minimum Code, as well as door sizing, arc-fault protected receptacles and a smoke alarm within the bedroom.

Permit regulations allow for certain minor projects of less than $5,000 in value with no building permit, however please confirm all this information with your local authority before proceeding.
