Converting a two story family room into a bedroom suite

How much would it cost to convert a 13ftx16ft two story (18 ft open to above) family room into a fifth bedroom with possibly a small bathroom? The upper windows would have to be raised as they are located where the new floor would sit.

It would roughly cost $70k-80k. That's with standard finishes.

Is part of your home already a two story? If yes, is there a hallway area that could be used as entry to the new rooms? If so, you are looking at about 85,000 to 90,000 for basic finishes. If you upgrade all the bathroom finishing you can easily go up another 10,000 to 13,000. And if we have to work a staircase into it that will dramatically effect the cost as well as the room layouts.
