Cost difference between ICF and conventional stick

Hello,

I am looking to demolish and build a new house in Etobicoke.

What kind of price difference can be expected for ICF construction over conventional stick frame?

The ICF walls are already insulated so how does that compare to an insulated stick framed home?

House will be around 3000 sq. Ft.

Hi Adam,

the ICF is only difference below grade. when it gets to above grade the same old stick frame can be used. ICF would need extra protection against damage and its a bit harder to damp proof, therefore it will be more expensive generally. Also, there are minor regulation on the building code regarding this.
