It all depends on your local building codes and what you are actually looking for. It may require a foundation, heat, electrical, and other basics. Also, it depends on the quality of material being used. I'd suggest you contact your local authorities first to see what you can do and make a plan from there. Is you property large enough to warrant the expansion and are there any limitations within your boundaries? Once you know, ask for detailed information but also provide as much information as you can. Type of roof, pitch, number of windows, ... even the direction the room is facing would be helpful.

Accurate estimated can be provided only after analyzing architectural drawings with all technical details, calculating number of man-hours for completing the project and determining the total expenses for materials, fixtures and finishing products.

You need to check with your municipal development office and get "a development permit". You cannot build anything without permission!!
