Cost for addition over double garage

We are considering building out over our double garage (master bed and bath) and adding an addition at the back on the main floor for a family room.

We'd like to get a rough idea of costing to see if we can afford to proceed interviewing contractors.

Considering one space (over garage) won't require a foundation, what is the rough cost/sq ft. for each type of addition to build out (to include electrical, plumbing and hvac) but NOT including finishing materials (flooring, bathroom fixtures, lighting, painting, moulding or installation of same).

Your first step is to take your property survey to your local zoning-building department at city hall. They can tell you what the regulations are for your area of town or city.

Cost to build a home addition vary from $250 per square foot on the cheapest end to $500 / sq. ft. or even more for custom top notch work. Accurate estimated can be provided only after analyzing architectural drawings with all technical details, calculating number of man-hours for completing the project and determining the total expenses for materials, fixtures and finishing products.

Committee of Adjustment will cost $ 1,500 if you are closer than 6 ft. to the property side line and apply for a variance.

The fact is that most additions go beyond budget, schedule, and patience. With any renovation, you must factor in technical and logistical issues including: crew delays, scheduling conflicts, back ordered products, delivery issues, etc.

Ok good question we get to quote on these all the time. But we are a finish/design build company and would include everything.

#1 living quarters over double garage you may not have the height and this would involve raising the roof our guess the space would be approximately 300 sq ft more or less. This would be $80,000 with very nice finished hi end bath works and wood mouldings which you would get to select.

As for the back addition this involves a foundation and all depends on size, For a nice Great room usually 16 ft X 14 makes sense.( not sure what you have available to build behind the house ) but you would be looking at $65,000 to $85,000 providing there is access to allow machinery to dig. Time is a factor.
