How much does it cost roughly to renovate a 1000 square feet basement?

Approximately 3000$. If you put pot lights then little extra.

We charge around $30000 for an open concept, basic finish.

If you are looking to add 3pc bathroom add $6000

Plus there's always extras, movie theater wiring, fireplace, bar, custom wall units, potlights, eXtra rooms, high level trims and doors.

Price can go up to $60000 - $70000 depends on what you want.

As you have read, 30,000.00 for very basic. Decent finishes, about 38,000.00. If you add a bathroom add another 8,000.00 to 9,000.00.

And it goes up from there.

When we do a "nice finish on a basement with bathroom, family room, office, storage etc for that square footage it runs about 45,000.00

It starts with a personal visit from your prospective general contractor. Hopefully a friend can recommend one.

Maybe "Post Your Project" here on the other page!

Another approach is take a rough drawing with dimensions and locations of existing lights and plumbing to your local hardware (building) supplier, and they can walk you through it.

There are SO MANY variables!

Hi Xiaoli,

As most of other contractors stated it depends on so many factors. The cost starts from 30-35 to 70 k ALL depends on what quality of workmanship you are looking for.

Wash room, Kitchen, Wet bar, Home Theater, sub floor, Location of existing Plumbing rough ins, How HVAC duct is running if by relocating you can get a cleaner ceiling then could add to the cost.

I would highly recommend to call the contractor who can give you a layout with your complete space planning based on your requirement and then decide the finishes for each room, electrical etc to get the best quote and that would avoid surprises and extra items. It would be faster, and economical.

It costs the "contractor" at least $30/sqft. to do a legal properly done bsmt with permits...this requires actual tradesmen not "chuck with a truck"...expect from $40-60,000 for 1000 sqft...beware of these guys charging cost or below...impossible to provide a warranty, proper service and legalities..you get what you pay for!

Such open concept basement without any kitchen, bathroom, wet-bar,...etc. with a very basic average materials and a good quality workmanship will cost you $28-$30 / soft.

I have been pricing basements for a very long time here in calgary. I have it down to a pretty good cost. Even done a quite a few down to a very detail quote and see what the sqft price ends up being. You do not include the mechanical room if all is done is walled the room in

If looking to do a basic basement no bathroom but have bedroom already installed window price would be starting at 40/sqft. If you ad a bathroom with rough in already in place. 45 sqft, and to ad a fireplace add another 5 sqft, and for a wet bar ad another 5 sqft. Another good way to cost value of basement cause a lot of people want same quality as main floor, and especially if its a 10 year or newer home, 10-12% of the value of the home is pretty close as well. So think of it if you have a 1000sqft basement not including furnace/utility room, and the value of home is around 550,000 if you had a budget of 55,000 you would be able to get it pretty darn close to your main floor finishes. And this all includes permits and such.

With all that being said, there are variables but this is always my go to starting cost for on site "Rough cost".

Hi Xiaoli,

In Vancouver, a rough basement to basement suite is usually $80,000 to $120,000 depending on finishes. Add another 20% if we have to raise the ceiling height.
