The ceiling needs to be repaired due to water damage. The ceiling area is approximately 12.5 feet x 10 feet. This ceiling is on the top floor in the hallway, from which the basement can been seen; 2 levels down. There is water damage that runs in the middle of the ceiling area which is about 12 feet x 1 feet. A piece of the ceiling has peeled off. There is a fan light and a smoke alarm on the ceiling.
How much would this cost to repair and how long would this take? Would the whole ceiling need to be repaired or can the damaged area just be repaired?

Well. in this picture I can see that the water damage is not only in the ceiling also is touching the wall (corner) so. you have to repair that wall as well.

The damaged section can be repaired and the entire ceiling painted.
If the repair can be done from a ladder on the 2nd floor hallway, I would charge $300 for drywall repair. To paint the ceiling would be $400. You have to use stain blocking primer or the water stains may come through the new paint.
If the ceiling can't be repaired from the 2nd floor off a ladder and you need to set up & work off a scaffold from the main floor, that will increase the cost significantly.
