Cost for garage + loft with washroom

I live in a semi-detached home in the upper beaches. I have a 2 car parking spot in the back accessible via a laneway. I am looking to see if I can build a garage + a room on top of the garage with a washroom for more space.

Does anyone know if this is something that can be done (will City of Toronto allow such builds) and the approx cost to build?

I am just a painter but one year ago I painted a garage in a lane way on Ontario St in Toronto. The customer said they got a permit to build a garage with a one bedroom & den with its own entrance & detached from the house.

Call city and ask. I was shocked. That adds tremendous value.

Ask the local building department. It will probably cost between 50k and 80k.

Hi Jay,

What youre describing is what we call a "Laneway Home". Vancouver City Council started allowing them about ten years ago. It's entirely possible Toronto will adopt a similar policy.

Do your research. These little homes are very popular for homeowners and for renters. If you were to build one here the price ranges from $200,000 to $300,000.

Dear Jay,

Regarding your garage project you will first need to speak to planning department at the City Hall and confirm that you have the correct setbacks and lot coverage.

If the City planning find all conforming then you should budget $80,000.00 for the project.

Wow! Lucky you.

I had a studio space built above the garage: had to go through hoops for years.

There was plumbing prior to the conversion, but my "neighbours" expressed concerns to the Committee of Adjustment re: habitable space. The plumbing had to be removed.

Window restrictions were also imposed.

The quote for the project was $48,000 but that didn't include outside cladding, electricity, flooring or windows, or finishing.

To date it's still not completed. Costs are over $70,000 so far.

AND my property tax went up!
