Cost for re shingling

It's nearly impossible to quote a project without actually looking at and assessing it, especially one that may have compromised materials due to leakage.

The cost of re-roofing varies greatly depending on the type of materials you elect to use, along with whatever may or may not be uncovered on the sheathing once the existing roof is stripped (e.g. mould, wood rot, etc.).

Have your roofing professional come out to look at the property and asses it, paying special attention to the area(s) where leaking has occurred. From there ask them for options on various types of materials and installs. For example, do you want full underlayment on the deck, do you want a laminated shingle, can any of the flashings or vents be reused or is it better to replace them, is drip edge appropriate based on the condition of the eavestroughs, etc.

You should be looking around 270-285 per square supplied/installed including ice and water shield and underlayment with new chimney flashing.
