Hi, I'm planning a single story 13x10 addition to my brick bungalow in Toronto on helical piles. Out of 4 bids two are in the $50k range, one in the $70k range, and one was even higher (but admitted that they were not a good choice for this small addition)
I realize I'm not achieving good economy of scale but those lower bids are still almost $400/sqft. Is this typical?

It's hard to say not knowing the scope, site conditions, accessibility, parking etc. All these factors have to be taking in from contractors when bidding on a project in the downtown core.

As I have completed many renovations and additions in the downtown Toronto over the years, if you have easy axcess to the area for excavation. And you are not interfearing with underground water and sewer lines. Then around thirty four thousand is closer. Now that is basic construction and materials. If the addition includes a kitchen or bathroom then the price goes way up.

Bob, As mentioned, it depends on several factors. The access, how much excavation, power, plumbing, foundation work, then ... the exterior. You mentioned brick work and I'm assuming a respectable quality of material. Plus ... the roof to match the existing style/pitch and colour. $50k is a fairly decent "ballpark" figure. Shop around for more estimates but be sure they are all estimating on the same things (quality total job-site prep and finished product to your specifications.
As Mark stated...when comparing estimates, make sure you're comparing apples to apples and DO NOT be afraid to ask questions...several questions. It's the contractor's responsibility to walk you through this entire process.
Once you've established all things are equal regarding scope etc among 3-5 contractors, do your due diligence if you haven't already.
Yiu can't or shouldn't base your final decision solely based on price!!! Due diligence + your gutt feeling & you should feel confident in your decision.
All that being said, be sure to have at least a 20% contingency at the ready, a 2 way signed contract and a termination procedure outlined. You start seeing red flags...terminate the agreement...it will only get worse.
