Cost of building a one storey addition on 3500 sq ft flat roof building

Thinking of building up one floor on building instead of replacing 3500 SF flat roof, to make a one room loft. Simple structure, with plumbing for a bathroom as only additional feature. Slanted roof for finished structure. Building is one storey plus basement. This is in Hamilton.

Approx, from $200,000 here in Alberta. Pretty much same out there.

Hi Claire,
It's very tough to give you a number but I think if you started the discussion with $200,000 to $300,000 you would not be disappointed with the end product.
You may find some limitations with FSR (allowable square footage). Your best bet is to contact your local Design Builder to inquire and investigate what the Municipal Building Department will allow for your property.
