Cost of single storey extension

Getting a rough idea of cost for a single storey extension 30ft by 12-15ft. It will include a kitchen which I'm factoring about $20-30000 for. Any ideas roughly per square feet?

Roughly, it's $120.00 per square ft.

It all depends on finishes and a bunch of different factors like: type of foundation (ICF, crawl space basement, or full height or even helical piles driven into ground). A good minimum would be $150/sf up to $250/sf like I said lots of situations and finished etc. to consider. Then builders cost or fee to do so or project management fee and don't forget about those permit fees.

A good starting point is $200 per square foot. Hope this helps you. Jeff I recommend calling a trusted Pro in your area to get a thorough quote on your addition including all architectural drawings permits Etc

Stuart, As you may know, there is more to it than just an extension. You'll have to see if you can add extra living space to your dwelling with respect to your property lines and building code. Then, you will need a proper foundation along with electrical and plumbing permits. Then consider your roof line and how it will meet with the existing house. I'm not trying to scare you but you have to follow building codes. As to the cost, it depends on the degree of difficulty, quality of material and to what degree you would want a contractor to finish. If you are doing items like drywall or painting or laminate flooring etc., that all comes into play. I suggest you look at the basic requirements first then ask about the cost per sq. ft.. Contact you local building inspection company or city hall for guideline and advice. Have fun.

Some of the previous estimates in the $200 range may seem high and simply building an addition that size may be able to be done for a little less then that.

However, all of the changes to the original structure must be factored in like redesigning the roof, HVAC and structure. Then you will need to tie old into new like ceilings, flooring, walls and exteriors.

Long story short, I would be very afraid of quotes under $250
