Cost of Stand Alone Garage

Wondering the rough cost per square foot for a new standalone garage (2 car) on undisturbed soil. Assume for ease of math, 24x24 foot, so 576 sq ft overall. Dual doors garage doors plus one std entry door. Floor concrete. Would run a 240 VAC service with pony panel for up to 4 circuits total via conduit from house (about 15 feet away).

Just looking for budgetary ideas. Thinking it's probably $40k and up, but not sure if that's a good starting point.
