Budget 400k for this build, is this reasonable? Single story with basement 2400sq ft. Flat lot.
Do you have drawing? Permits?
If not, you need architectural draws to even begin to estimate the cost of building a home from the ground up. Not to mention approved construction draws to get a building permit. As well, you need to factor in site ground conditions this requires soil engineers. Is the home connected to municipal water/sewage or well/septic. Is the land cleared of obstructions, what site grading is required for proper drainage? What materials are being used. What are the finishes for this home? All these items will be in your construction drawings. Sorry, if this isn't very helpful.

You need more info for someone to give You the quote.Your budget is very low,that is only $166.00 per sq.ft.You should be for low $250.00 per sq.ft.and it can go up to $350.00 per sq.ft.

I tend to agree with Jorge. If you already have the lot you should have no problem finding a reputable contractor to build your home. A lot will depend on the level of finishing you choose, things can add up pretty fast.
A 2400 square foot house with a complete basement with medium finishes would approximately be $250 a square foot or $600,000. This would be approximate only. Hope this helps you out

I looked again but I didn't see any pictures, maybe I'm looking in the wrong place. Without those and drawings pricing can fluctuate dramatically.
I would like to point out, we have built a half dozen custom homes around Toronto in the last 3 years. $250/sq ft isn't unreasonable, but it doesn't leave much room for higher end finishes. Anything under that amount I would almost guarantee will have unforeseen cost increases later on which could cause major problems for your project. Make sure you have something in your contract in regards to misquoted amounts if you hire a contractor who can build for less than this amount.

I don't see any pictures as well. I can just give a piece of advice that can reduce the cost of the building. There's a nice environmentally friendly, cheap and secure method called rebar splicing. I used it when I was building my house. There are many companies using this method, but it's important to find a proper one with high quality components.
