Cost to completely renovate my 1960s semi-detached home of about 1800sqft?

Looking to see if it will be possible to fully renovate my home for a budget of about $30k-$40k, The home needs some work to the floors, bathrooms and kitchen, and i am looking to make it more open concept, and the basement is completely unfinsihed and i would like to add a bathroom/laundry combo and an egress window.

Is this a realistic budget or do i have to up the budget?

Hi,

It depends on the level of finish you are looking for.

But a decent level of finish would start at 70,000 plus. And just go up fro there depending on the details and the level you desire.

i would say no a bathroom and kitchen would eat up that budget to do the basement alone would cost 20000 always price material plus Labour then ad on overhead qnd profit

To be realistic at this point with all the scope of work required. You are talking in about $100K+

I highly recommend having an asbestos audit performed prior to any renovation plans. Asbestos abatement alone could be $10k plus if high risk linoleum is present.

Asbestos related diseases have killed more workers than any other workplace injury in B.C since the year 2000. Do not let any contractor tell you it is ok to start demo of any kind before getting an asbestos audit in a building built prior to 1990.

You may need to up your budget depending on finishes you decide to go with.

Your budget is unrealistic for the scope of work you have described. I would say 30-40 thousand would cover your material only to renovate an 1800 square foot house and to add a complete new basement with a bathroom laundry room combo. Not to mention a new kitchen and support walls or any mechanical like electrical upgrade Heating Plumbing Etc you also need to get building permits electrical and plumbing permits which you will need blueprints or drawings for.

Based on my experience you are probably looking at about $120,000 to $130,000.

With a home of that age your going to run into some issues that are going to have to be dealt with. There may need to be some upgrading of plumbing, and electrical. Some HVAC work for sure and of course with the additions you want to make with the laundry and egress window there will be some structural work for sure.
