Cost to finish 1300 sq ft basement?

What is the cost to finish a 1300 sq ft basement?

We would like to have:

1. A bathroom (sink, toilet, shower, no tub).

- Already roughed in 3 drains for shower, toilet, sink.

2. Partial kitchen (sink, fridge, microwave, stovetop, but no oven).

- 18 feet from main outflow to proposed kitchen sink.

3. Two rooms, one is bedroom (has window), the other is den/office (no window).

4. Need to walls around hot water tank and furnace.

5. Wall to wall shelving for storage.

6. Pot lights for more light in partial kitchen area.

We would need help including drawings, permits, etc.

My guess would be somewhere between 40-60k all said and done depending on materials, permits, etc.

For just plumbing for the sinks shower and toilet around 3,000.00

We just do plumbing so is your stove top requiring gas to it

One post says $40K to $60K, another posts says $91K (=1300 sq ft x $70). That's quite a large spread. Which one is closer to reality?

The reason for my post is to see if our budget is anywhere near doable. I understand from the pandemic that the demand for such work is higher coupled with the supply of material being scarcer. So, is it the time to finish the basement or wait out the pandemic and high demand??

Hi Victoria the price at $70.00 per sqft is more in the ball park, the price at 40-60 is unrealistic as material alone will run you min $35.00 per sqft.

These days $40k is too little unless done by amateurs, expect closer to 60K done right by a licensed professional to code and with permits. Save yourself a lot of unhappy experience and hire a pro only.

Price per sq ft for this size basement would not work and would give you skewered view of your cost. For budget purposes a brand new basement bath would cost you between 8k-16K depending on finishes, Kitchen(ette) would cost you as much depending on the quality of the cabinetry/countertops, sinks and faucets, tiles/backsplash etc.. The electrical work for this size basement would be calculated per fixture (portlights, Receptacles, switches, smoke/Co2 detectors, Brakers) for a basement this size approximately 100 fixtures at 60 to 150 per fixture Building of the remainder of the basement can be averaged per sq ft - this includes framing/drywall/taping/painting/flooring, doors, trim etc...at 20 to 35 per sq ft Plans and permits would cost you roughly $3-$4000 , so the final base number would be above 70K. These numbers are for Toronto, Ontario and may be very different in BC. Hope this helps in your search for a quilified contractor.
