Cost to get to Framing stage for new build in Toronto

Hi

I'm looking for estimates for each of the following stages in Toronto for budgeting purposes:

1. Demolition and removal of existing 900 sq ft bungalow

2. Excavation for 1325 sq ft foundation footprint (25'x53') approximately 7ft deep from grade to footings after demolition.

3. Poured Foundation for 1325 sq ft footprint and 8.5 ft tall

4. Framing for 2700 sq ft two level home approximately 25ft wide by 53ft long. What would current framing labour rates be on average?

Demotion and excavation 25-30

Foundation 30-40 all in

Framing labor 35-50

Framing material 35-45

You need to hire GC if you ask questions like this. GC as an advisor will cost 100-200k, they will offer their trades at their cost, you will save those 100k back by the end of construction plus you don't have to worry about hiring trades that you don't know.

Get a GC if you do it on your own you will lose money

But having said that to get you to framing stage concrete walls up 8.5 feet $75,000 to 100,000.

Construct the house all materials included top tier.$750,000

Yes will be hiring GC to bring me to the closed in stage. I'm just looking for ball park figures to know what to expect at today's rates.

A little bit more information: it will be a flat roof home anticipating 12 inch I joists for roof and 14 inch I joists for main floor ceiling as it'll likely span up to 25' due to open concept on main floor.
