I am looking for a rough cost estimate to do a 400 square foot extension to a 1950s bungalow. The addition would extend the existing living room, as well as include a bedroom. Instead of a basement, I would like add an (partially) underground double garage below the addition (my lot is sloped).
I am interested in costs both with and without an ensuite bathroom for the bedroom (the bedroom would be located at the back of the addition and would not be adjacent to existing plumbing).
I would want to add a deck and patio doors off of the newly extended living room.
The house would require an electrical service upgrade (currently only 70 amps).

Our price range for additions are from 175 to 395.
A garage at 20 X 24 gives you some breathing space.
And based on the information provided you are looking at an additional 105 per sqft for a concrete garage
Based on the zoning in Calgary there is a wide range of additional cost for the permit and the structural drawings / engineering. Not sure why that is.
