Hi,
Can someone please tell me if large cracks in the asphalt driveway could cause water seepage and affect the foundation of my house? The driveway is located right next to the house.
Also, which is better, to fill cracks and reseal the driveway, or rip it up completely and replace it?
Many thanks!
Sealing your house form water 100% is impossible. If the crack is in asphalt then it can be sealed and if the drive way is graded away from the house then it's isn t a very big issue at the moment. I do remcomend the replacement but it's not a major unless the crack is to close to the foundation. Pictures would help
Hi. They can cause leaks if your foundation is not waterproofed. The water goes in the soil and will make its way to your wall. Sealing your driveway will only create more cracks as the asphalt will not breathe. Much better to rip it up and place new asphalt. Waterproof your foundation first so you don't have to cut it later when the wall starts leaking. A cracked driveway is not the cause of the leaky wall, it's a contributor. Your wall is leaking because it's damaged and it needs to be fixed, otherwise it may continue to leak, even after you replace the asphalt.
Seepage is possible, but to damage foundation,it takes a few year however prevention is better get it fix ASAP
