I am a student at UBC real estate division. I am working towards the real estate appraiser. For the school's demo course, I am trying to estimate a demolition cost of a two-storey, 2,600 sqft commercial property constructed around 1980s located in Maple Ridge, BC.
If you can provide a rough estimate of the cost (maybe $ per sqft), it will be greatly appreciated. This will really help me get through this course!

First step to determining the cost is analyzing the scope of work:
- Preconstruction; BC one call, decommissioning the electrical/mechanical systems, hazmat testing/remediation (since 1980's will be required), disposal rates, trucking costs, demo equipment costs, staffing, traffic control, contingency, etc.
- Second, 2600sf spread out over two floors, for a commercial building, is small. That's equivalent to a two storey Vancouver special home.
My initial thought is $25.00 to $30.00 per sqft should cover the scope listed above. Again more detail is required; Does this include the slab on grade?
