I need a 500sqft basement renovation done, currently carpet to be replaced with laminate. Drywall & ceiling replacement. What percentage of the budget would demolition involve?
You have to have a complete bare basement to renovate to the new OBC so 10%.
It's around 25k -40k depending on finishes with labour included.
Hello Melwyn,
If your basement renovation is as simple as replacing carpet with laminate, taking down drywall from the walls and ceiling and replacing with new for a 500sqft area, the project cost (without seeing anything) would be roughly around $10,000.00 and the demolition portion would be roughly around $3,000.00 of that. These amounts would not include any surprises that may be found (i.e. mould, electrical surprises, etc) and for us that cost would include materials and labour.
Hope that helps.
Depending on what stage the basement is in now for 500sq ft start to fish would cost approx between 25 to 37 thousand, all materials included.
I hope this info was helpfull and good luck with your project.
Demolition is not a large part of the budget. Without seeing it and without any surprises, a basement of that size can be demo'd for about 3k including the labour, bin etc. The total project should come in around 10-11k assuming you do not want to add a washroom, kitchen, any additional than what you listed above.
Its usually around $500-1000. Have to pay for a bin and garbage disposal. Labour for one up to 3 guys.

For 500 sq/ft it will cost you 10-15,000 dollars. That will include demo, rewiring, framing, carpentry, flooring, trims, paint, etc. All materials, permits, and labour included.
I don't know if there is a formula you could use. You need a bin for the garbsge $500.or so, and some labour to take it apart and to the bin, 2guys @ $14. /hr X the # of hrs. 2 days is $450.So demo might be $1000.(appx.)
There are many laminates and prices, I will leave that to you.Now you have the drywall framing and finishing to contend with for whatever level you want eg painted or sprayed ceiling.
Is that any easier?
20 % of total job cost should cover demolition.
Off the top of my head, demolition including time and tipping fees is approximately 25 to 30% of total cost.
