Electrical panel and HVAC Arrangement in Basement

Hi Pros,

I am living in a detached home in Whitby, Ontario and currently planning to remodel my basement. I am looking for some professional answers/suggestions.

Is it permissible and safe practice to have an HVAC system (Furnace, HRV and Water heater tank) positioned in the same room where the electrical panel is located - Assuming there is 3 ft of distance from the panel to the HVAC unit?

Hi Sai,

I have done couple of Basement renovations in GTA. I also have a couple of properties rented and also do Professional management for other landlords. YES its possible to have it all in one room, provided you leave enough room for servicing and excess, design and get proper permit.

It is one time cost and enjoy the freedom for rest of the life. I try to bring all the services in common area following all code and safety measures get the job done by Licence and professional trades.

When you rent the basement and if the services like Electrical panel, HVAC and laundry falls in common area life is very easy for Landlord and tenants. I had also done pony panel for tenanted areas separate with sub metering. For billing there is no dispute.

Do it Legal, Get professional help and do it right it may be little costly but PEACE of mind.
