I currently have a bungalow and would like to tear down/rebuild or expand the attached 2 car garage in order to convert it to a great room and a 1 car garage instead. Is this easily do able? costs? Mississauga.
This is very common and it all adds up to available lot space, style you want and a complete wish list. Can you let us know the lot size and maybe some pictures. We would love to quote.
Hello, it is easily possible to split your garage into two separate areas. The only challenge would be proper heat going into the new living space, that's coming from personal experience. Another problem may also be trying to seal the living space from any exhaust fumes from your vehicle.
Pictures would be great along with the location of work to be done. We would be more than glad to write up a quote
HI Christine,
Not recommended as there are quite a few issues with your intended design.
The floors between the garage and your existing living room do not line up.
The garage portion will be "sunken" breaking up the flow of your home and requiring steps, which take up space.
Half the garage will be about 13 x 8, not much area for a great room with steps.
If done poorly, this reno will actually decrease your home's market value, after spending good money on the project, you may be actually going backwards.
Better to engage either a design builder or architect who can guide you through the rocks.
All the best,
Andrew Parker
