The door frame to our below ground level basement door is wet, rotting and splitting and requires replacement. The door is metal, in good condition as is the threshold. House is apprx 11yrs old, stucco finish.
I am looking to have the frame replaced as soon as possible- would like quote with all materials, tax etc.

Hi Marisa, From your photo, it does look like your door frame needs replacing but a closer inspection may reveal that it can be repaired.

Yes it is best to post your project in order to get estimates on a replacement. However, I would not just simply replace the door with another without first addressing the cause of the water damage.
It appears from the photo that the sill and brick mould are too close to the drainage pan. I assume that the floor drains well.
We recently repaired another similar basement entrance and lowered the concrete base so that it was 1.5" below the door sill and used self adhesive membrane to provide water protection.
