Hi all,
Would appreciate your feedback and advice regarding this vertical crack in the foundation wall we are looking at buying.
Thanks in advance.
Hi There,
We have completed many such repairs. A few things to consider : firstly is it leaking, is crack all way through? If so possibly need to excavate exterior and seal using foundation wrap. Also a lot of utilities evident in work area? I would honestly get structural report done to ensure correct repair.
Hi Carlos, that looks like a successful crack repair. The circled things are the injection nipples. The different colored concrete is the hydraulic cement used to seal the interior wall. When it sets up the nipples are used to inject a 2 part urethane or epoxy that expands as it sets. I had 2 cracks done like this and the urethane expanded through to the exterior. I don't see any evidence of more water on the hydraulic cement so it looks good. It was probably left visible to check the success and to show that it had been properly done.
Based on the photo I wouldn't worry about it.
Happy house hunting.
