Hello!
I am working on ideas for finishing our (completely unfinished) basement. If the house is approximately 2750/sq.ft., would it be reasonable to attempt fitting 2 bedrooms in addition to a kitchenette, washroom (shower), living room, furnace room / storage space... or only 1 bedroom?
I am just picking brains for professional thoughts...
You have lots of space by the sounds of it. let me know if you would like to pick my brain further!
You have plenty of room for two bedrooms in that square footage you might even be able to put three bedrooms
Hi Renee!
This is a great amount of space to work with. That being said, there are a bunch of code considerations that should be addressed while designing such a space. Give us a shout if you would like any help with the planning/permit process.
Cheers!
Hi,
We have built many with that sort of sq footage with two bedrooms. Plus bathroom with tub and kitchen area. Generally the kitchen area and family room open on to each other.

James
Hi Renee,
since you mentioned bedrooms,
you should know that there are laws about the windows in the basement when people live there,
just make sure to have the right sizes and at least one Egress fire escape window.

Rental property or granny suite? If rental always get more if two rooms. Unify the kitchen/living in a smart way to allow for a peninsula or island and then people can be sitting and chatting with each other. Allow for TV, sofa, two chairs or love seat. If peninsula or island only kitchen eating area try for 4 stools. In bath although most folk shower if a rental and children are involved a tub/shower combo is better for bathing them. Just ensure you buy a nice shower head that either has a removable spray or slide bar had held with it.
Hi Renee,
The answers I am seeing prior to mine fail to actually address this. You indicate the house is 2750 sf, but how many square feet is the basement?
If the basement has 1,000 sf after deducting the utility and storage rooms, you may fit 2 bedrooms.
Another unaddressed issue is that each bedroom MUST have an egress window. This is a special window that allows escape in the event of fire. It is a building code requirement.
It must also have a smoke detector ganged, and in every room. Basement apartments have an escalated risk in case of fire. There must also be fire separation between that basement and any source of fire, such as garage area, etc.

Hi you should be able to do a two bedroom apartment in that space providing the layout is do properly. And we do a lot of them in Brampton
Good morning depend what is the purpose for finishing Basment if you will do a rental or lease it will be prepared to have 2 bedroom and two full bathroom one in the master bedroom and the other main bathroom if you will add space to the house for domestic usage I advice big living area full bathroom medium size kitchen and bathroom with one master bedroom
It seems that you have enough space to create the two bedrooms with the kitchenette and a bathroom
If you were intending on making this a legal apartment a two bedroom would likely get you higher rent. You have plenty of room to incorporate two bedrooms.
As most of the answer have said, you should able to to do 2 bedroom (maybe possible for even 3 bedroom), however it all depending on the layout of things currently is there (furance room, Staircase, water meter, panel box, cold room, support beam and etc)
On top of the space required, you also should think about the flow of space (you don't want to walk pass the kitchen to get to the bedroom if you can avoid it) and any future amendments you may add in the future that may change the flow of space (like new walkout entrance and etc)
We have seen so many basement is so poorly design. You could also avoid all those thinking/headache by getting an architect to design it and even to apply for permit.
Of course this have to build to code (egress, windows per room, fire separation, insulation and etc)
Good luck
