For home addition do I first need design or contact general contractors directly?

I have a 2 story house built in 2012 but part of it is single story. To build 2 rooms on the single story portion of the house, do I need engineered designs first or call general contractors directly and they will have their own architects? I mean will general contractors be able to quote with out engineered designs?

You should have the architectural and engineering drawings completed first. Then the general contractor can put together an accurate quote based on those plans and meetings with you as to the finishes you desire in the addition.

That is how my company operates.

I have and architect and engineer I work with often.

You can do it either way! You might can hire your own engineer then you call few contractors for quotations or you can also hire a good general contractor that has his own engineer or architect that he work with. However for a job like that it's very hard for the contractor to priced without a proper design and drawings other wise whatever he will give you will be a very shadow ballpark figures. All the best!

You can do yourself or if contractor does it pay them as part of the overall contract.

-1st you need a complete set of engineered plans

-then you need a development permit(100% required & super important as they may refuse you the project!)

-now you get a contractor if you did the 1st 2 yourself, they will manage all the rest
