Hi all,

I'm just curious, is there a general cost per sq foot for framing a house and same question for constructing a foundation? Or does this all hinge on what the contractor bids for the project?

I generally pay between 7 and $ 10 per square foot. However, this depends on the intricacy of the roof. try to have your framer do the foundation, as he will make sure that is square.

Yes there is a general cost for framing but there are many factors that will adjust the pricing.

For example

a) is it "one of" or a custom home or is it a standard subdivision style of home

b) is it a renovation or an add on to an existing home

c) type of roof

d) location and ease of access to the site for the material

e) ceiling heights

f) use of trusses or cut on site roof

There are other factors but as you can get the idea from above that the pricing will depend on the project, location and material delivery. I would guestimate that depending upon the site conditions, location and type of home the pricing would range anywhere from $8 to $13 per sq foot and could be a higher.

There is deffinatly not a general cost per square foot. Every house defers depending on how much work is involved. With that said in some subdivisions when all the houses are similar you may find a lot of contractors pricing out these homes at roughly the same price. And even then you might find a contractor that considers his framing to be a little tighter than the rest of fly by nighters and he might ask for a dollar more. Often its worth it.

As for foundations, there are a few foundation companies that have a metre price. But I agree with Chuck from Meadowood homes your framer will be the one working off your foundation, and he will probably do a better job as far as squaring up the foundation, and making sure the walls are level. And if the foundation is done by somone else and the walls arent level you might end up having to pay a little extra for your framing on the first floor as the framers will be forced to stick frame, or shim.
