Furnace Room - Fire Separation

When building a legal basement apartment in Ontario..In terms of 1hr fire separated utility rooms. Code reads 'fuel-fired' appliances...does that mean electric hot water tanks do not require the fire separation? It could be placed in a normal closet for example? Thanks.

Hi Matthew. That is a great question. We have completed many duplex conversions in the Durham Region area. We find that the best knowledge comes from the building department. When we have questions about fire separations, we will request a walk-through with the building inspector. We will present our solution to meet the requirement and request feedback to meet the requirement as efficiently as possible. They will be the ones to inspect and pass the work.

An electric water heater is not a fuel fired appliance. It is no different than any other electrical appliance.
