Getting ready to sell our townhouse: so what do I need to take care of to pass inspection?

So we are looking to sell our 13 year old townhouse. We are only the 2nd owners, been here 5 years, and want to know what I should have someone look at before listing? I want to make sure we pass inspection. I am also hoping that I can hire one person/company to do all the work, but I'm not sure if that even exists. Some of my concerns/areas include: patching up some drywall (big/deep holes made by my puppy), the bathroom fan/air vent (noisy/dirty/old/doesn't work well), and finally plumbing: the water doesn't drain very quickly in all sinks, and the water transfer from faucet to shower head is really really slow recently. What else do I need to consider getting inspected? Is there such thing as one person/handyman taking care of all of these items in order to save cost? What do home inspectors look for? thanks!

Hi,

There is nothing like passing or failing of Inspection.

The inspector looks at major Big ticket items.

Like

Exterior

Structure

Roofing

Windows and exterior doors

Electrical

Plumbing

HVAC

Interior

etc.

Now break down each item and start checking for defects.

So for example Eg. exterior how is slope of the ground, any live cables burried, any other things like white ants, any pest infestation, fencing, swimming pool, hand rail,steps any uneven, any kind of trip hazard. a lot to check can't ignore so it is better to have a qualified Home Inspector to give you a complete report and recommendations what need to be done. If it's too costly leave it. For E.g.. looking to the age of your property 13 years old All major ticket items may need replacement or on erge of failure like HVAC, Roof,windows etc. unless you have changed or maintained properly.

Hire a professional would charge any where from 250 to 300 $. That will even help you in selling as well.

Hi Jeanell, I would recommend you call one of your local trusted pro contractors in your area . he should be able to take all of your issues before you sell your town house. He would bring in a plumber to clean out all your traps as well as investigate your main drain sounds like there's a clog in it which will need to be fished out. It sounds very minor repairs you need to do what you could do with a small handyman as well but make sure he is reputable or he could make it worse and cost you more money in the long run. A Fresh coat of paint and adding caulking to any cracks along top side of trim Pryor would be highly recommended for resale. Make sure all your window latches work door knobs work no doors are loose Etc. If you fix everything up and paint it all you should get all your money back when you sell as well as selling it faster.

it's just very simple....just hire a contractor that should fix all your issues as mentioned on your post as well as if he notice something else. Then when inspector comes and he still find some other issues just deal with it and fixed. It's not a big deal and sometimes the new owner will take care of such things if it's not a major issues

This sounds to me to be a need for a cleaning service, and look for one in your local area. Yes you may need a local handyman so look for one in the local paper or on Canada411. From what you have stated you are unsure of what is necessary in order to get these little items complete.

You should not be worried about passing inspection as it appears everything you have stated is simple maintenance, so not to worry once you have an experienced do it all kind of person, they will help you get these items cleared up for you. Budget should be approx 2 to 4 thousand if things require replacement

. Plumbing sounds like a clog and do not use a liquid drain cleaner PLEASE. get this checked.

Interview a few until you decide on hiring one Ok
