We're planning a big addition on our house and currently getting quotes. What is the average project management % or fee? What's the best option? It will be about 1000 sq ft (3 bedrooms and an ensuite bathroom) with a double attached garage and new septic.

Hi Brittany. Contractors normally give you a contract price for the entire project which will save you money in the long run and a lot of headaches for a big project like yours. I recommend calling two or three trusted Professionals in your local area to get free quotes. PS I recommend you find a good draftsman that can draw it up with you once you get some ideas then all the contractors that quote are quoting the exact same project
Although there is no fixed percentage for a management/superintendend fee, figure on about 15% of the total cost when you pay all the bills directly to the individual suppliers and sub-contractors.
It will also be the job of the supervisor to keep the jobsite safe, clean and get at least two prices per sub-contact/supplier for the owner to choose from.
An alternative is to get a proper blueprint
and building permit yourself and get prices from contractors.
Make sure to compare apples with apples and.....the cheapest one is not always the best.
