I am looking to purchase one of the old 'war homes' in the East York area of Toronto. It's a tiny bungalow so i'd like to build an extension at the back. I'd like the extension to be about 12' back and the width of the house as well. Not sure what the width is, i'm guessing 18 feet. I need to have the both basement and main floor extended. Any idea on a ballpark figure for just the foundation installation? I guess the second question would be the cost for the main floor extension including walls, windows and a walkout with all exterior work done. I will construct the interior myself so want to exclude that cost.

Hi Not sure building prices for Ontario but i am sure, it is relative across Canada. Usually building cost is anywhere from 118- to 150 depending on quality of builder. I am quite confident with 38 yrs building and your story budget about 120 a square ft so so 216 square ft =$ 25,920. add permits and damage deposit for city.
If you act as your own general contractor and hire each trade you will save money. but do your homework if you do.

If $120 a square foot would be considered correct, any idea if that factors in windows, roof with shingles and exterior walls bricked or stucco'd? Or is that just the bare bones construction with cinder block or concrete foundation and all framing?

Rather than building an expensive and dark basement that will waste much of your precious bark yard space, why not build a second story addition over the existing ground floor footprint?
Each of the second story rooms will have windows and light and you will enjoy the same back yard space you do now. This type of project usually comes in around $200 per foot for a quality contractor to perform the work, everything in and complete right down to the door stops and floor coverings. Hiring a quality contractor means fewer problems, less overall time and a warranty you can rely on.

The $120 figure covers all the construction costs (this is a general budget number), but keep in mind there are many variables which are dependant on the customer's choices such as windows/doors (style and quality), flooring, bathroom fixtures (if applicable) etc. This variables can change the budget by a considerable amount. In addition, the costs may be higher due to the smaller size of the structure, the budget number of $120 applies to house construction costs, for a smaller project the costs can be a bit higher as there are some fixed costs which don't change much because of the smaller size.

Will a contractor only do a complete job including the full interior or just the outside construction. I am familiar with interior renovation as i've completed my basement on my own, so really i just need the extended foundation and main floor built over that to extend behind the house. Everything on the inside I will do myself and what i can't will sub that out to a contractor.
So I guess what i'm asking is, is the price per sq always factoring a complete job? Will a contractor just build the foundation, main floor and install all the windows, roof, etc and leave the interior alone?
I know a figure is hard to ascertain because each application is different but just wondering if it can be done this way.
Yes, you should be able to find many contractors that would be willing to complete only the jobs you request. Helpfull hint when getting seperate quotes do request references and follow through in checking.
