Hello. We have a rancher built in the late 60's. Wanting to add extra living space by tearing down the garage and building a 2 storey extension with full kitchen, bath, 3 bedrooms. Would also want to rebuild a separate garage where the existing driveway is. The idea is to have my parents continue to live in the rancher and my family move into the extension.

Is this something that is possible and what would an estimate be for cost?

Hello!

It may be possible but the City of Surrey will need to assess the ratio of land to living space. Most cites in the Lower Mainland are supporting density but there are certain parameters that need to be met in regards to water and electrical supply.

You would be looking at a likely cost of near $200,000 and possible more depending what the current services look like. Retaining engineers will also be a requirement.

It may be worth considering a total tear down and rebuild. The overall restrictions will less and will likely be a better value overall.
