Typically you will demo the house and dig the new foundation at same tiime as you require a demo permit for this that is only valid if you have the new dwelling application with it as you cannot leave lot vacant. City services need to be addressed sewer water hydro gas etc coordination. At that time you should determine your sewer height for new build as in older areas their is potential to dig seeer to low to accept new sewer line. Their is experience required to do these jobs to do it rite
