We are considering of purchasing an old house in Calgary that would need some additional space.
House was built in 1961 and is a bungalow., 918 sqFt main floor and 796SqFt basement. was wondering what the cost would be to extend one side of the house (could be the back or the side) in order to create 1 more bedroom on the mainfloor and one more bathroom.
Does it have to be done from the basement (foundation) and up? How much would it cost just to built and frame it?
In 2003 I added a 250 sq. ft. sunroom to my 1961 home. Foundations are supposed to be placed on undisturbed soil to satisfy Code. In my case I only went down 4' (minimum allowable foundation depth without engineering) and a small part of the footings were on disturbed soil as the house foundation is full depth. I dug a little deeper, placed some clay and tamped it with a jumping jack, then doweled into the house with 10m rebar; there's been no measurable movement.
The room cost approx. $15K, doing the work myself other than the foundation. An alternative foundation choice would be pile and grade beam which would require engineering and would likely be more prone to movement.
