How best to proceed for a home remodel?

Have been considering a large remodel of my 1,300 Sq. Ft. home. It would involve some removal of walls and creating an open concept living area. While I have many ideas of what I would like to do and a budget in mind, I need to be able to talk through these concepts and ideas to see if they are doable and at what cost. I would appreciate any advice on what the first steps should be. I need to be able to go from ideas and concepts to some plans and specifications so that I can contact contractors and get good quotes. Any help here would be appreciated. Thanks

In a nutshell, I recommend you find a general renovation contractor who works with a designer.

Hi Roberto

If you have a budget in mind. Write down your priorities from 1 to 10?. Focus on maybe half of your Priorities and do your homework on exactly what you want and then get three Estimates based on thoughs priorities. Very strong possibility all these estimates will come in under your budget. Once the work is near completion then get another estimate on the next item on your list. Bigger the job , more problems could arise .

Hi to find out if it is possible you would first have a blue print of your home and an architect who can design and approve it so that it can be done once done then we or a contractor of your choice can help you out and price it as approval would have to be done so that it would meet to code.

Hi there...

Get a designer/drafts person/architect to make a blueprint incorporating your ideas.

this seems like a lot of money up-front, BUT......ultimately you need this anyway.

With this blueprint in hand you can then get 3 quotes and compare apples to apples.

I would recommend consulting an engineer first. They will be able to provide you a report that recommends how to proceed safely. They will factor in items that may be missed by an untrained contractor. First, see what you need to do structurally to support your homes open concept idea. It may seem easy, but this design may require some serious load carrying beams and posts/columns to properly carry the weight to the footing/slab. If it is an older house with improperly framed trusses, this may be expensive to do properly. So, safety first. Cheers.

Average for renovation is $50 per square foot.

Hi Roberto , I'm a licensed Carpenter contractor in the business for over 30 years. I recommend first and foremost calling a trusted Pro Carpenter contractor in your area. You can pick his brain to your designs and have him check walls to see if beams are necessary or not. Once that is done have him have a draftsman draw up plans for permits for City Hall. A draftsman is way cheaper than an interior designer and architects and engineers. Once you have the plans drawn up then you can get accurate quotes to do your project complete. On big Renovations I always tell my clients to allow for 10 to 15% in their budget since things change throughout the renovation process. Projects like yours could run very smoothly if you hire a true professional Choose Wisely!

This type of projects is a process and I would highly suggest you to hire one general contractor to manage all trades, engineer for the permit and has his own kitchen designer and manufacturing.

Try to find 2-3 different reputable contractors in your area that has been done such project in the past and choose the best one that will suite your budget and that you feel more comfortable with to handle the whole project for you.

Hi there....

Get a drafsman or architect and put your ideas on paper.......In the end this is money well spent and will save you money later when you have to apply for a permit and get 3 quotes.
